Selling real estate

Selling real estate

Selling real estate is not always easy and can seem complex to those who are not aware of the real estate market. Thus, the help of a real estate consultant can greatly facilitate the process of selling real estate , particularly in terms of time and resources that the owner can save. In return, there is the payment of a commission that can be up to 5% of the sale price of the property.

Whether you want to start the process of selling real estate on your own or using a real estate agent, you should be aware of the steps you need to follow.

The sale of real estate has increased by 20.6% since 2016. The real estate market in Portugal is growing and the sale of real estate has been faster and easier than at the time of the crisis. If you want to sell your home later and still have your loan to pay, consider whether moving your financing to a different bank helps you save some money.

Steps for Selling Real Estate

First step: evaluate the property to set the most appropriate price

You must define the value of the property you want to sell.

In a property sale, the real estate consultant has extensive knowledge of the values practiced in the market depending on the type of property and location. However, if you are not aware of the market values for your region and want to work alone, we advise you to ask for help from a company specializing in property valuation .

Second pass: dissemination and publicity

Most home seekers use the internet. So, the more real estate platforms you advertise your home with, the more likely you are to sell it quickly.

Ads with clear photographs of the interior space of the house are seen more often.

The description should contain as much information about the property since the year of construction, area, number of divisions, energy rating and price of the house. The ad must include your preferred contact (mobile phone and / or email) so that they can contact you for potential visits or more information.

Third step: Gather all documents

For the sale of real estate, the seller must have the following documents with him:

Energetic certificate

This document is mandatory for properties that are for sale.

It indicates the energy efficiency of the property indicating , according to a scale of A + to F, if it has a better performance or low energy frequency. It is issued by authorized technicians.

Building Book

The building booklet is a document with the identification of the property and all its tax information . It is issued by Finance and is required in the sale of real estate.

You can find the property description number in the public deed of purchase and sale of the house, which you signed when you bought it, and the Caderneta Predial .

This certificate is mandatory and can be requested by the City Council

This is a document that indicates the cancellation of the mortgage if you are still paying a mortgage for the sale of the property in question.

Fourth step: Promissory Purchase and Sale Agreement

You can enter into a Promissory Contract for the Purchase and Sale of real estate, which is advisable to be written by a solicitor, when you receive a proposal that you like and decide to proceed with the sale.

Fifth step: Payment of Taxes

In the sale of real estate, a part of the value is subject to IRS taxation, and you must reserve a part for this purpose. However, if the value of the house is used to buy another house , you are exempt from this expense.
