The typology of property "T (n)" refers to typology (T) to the number (n) of bedrooms. For example a house with typology of property T4 has four bedrooms. The prefix “V” is generally applied to houses, for example V3, while the prefix “T” is used to designate apartments.
Regarding the constitution of dwellings, all housing compartments must be individualized, however, allowing the deletion of some partition walls properly identified in the project, provided that it is safeguarded that the sanitary facilities constitute enclosable autonomous spaces.

The abovementioned number of compartments does not include: vestibules, toilets, pantries or other similar function compartments. Property typology is defined by the number of bedrooms.
In dwellings with type of property T0, T1 and T2 the minimum area for sanitary facilities is 3.5 square meters. In addition, in properties T0 and T1, the spaces for living room, kitchen, laundry and dining can constitute a single compartment provided that the following characteristics are met:
In dwellings with property type T3 and T4 the area for sanitary facilities is 4.5 square meters, subdivided into two spaces with independent access. In the subdivided toilets there will be as minimum equipment a bathtub and a sink in one of the spaces; a toilet, a bidet and a sink in the other space.
In homes with typology of property T5 or with more than six compartments, the minimum area for sanitary facilities is 6 square meters, split into two spaces with independent access. In the deployed facilities there will be as minimum equipment a bathtub, a toilet, a bidet and a sink in one of the spaces; and a shower, a toilet and a sink in the other.
Typologies larger than T6 should ensure that the rooms must have a minimum area of 9.00 m2.
Real estate developed on more than one floor should, from the entrance, allow access without stairs, to a bedroom, a kitchen and a complete toilet. Only single exposure dwellings of T1 or less, or larger, may be allowed on two or more floors, provided that such exposure ensures sufficient isolation of the habitable compartments.
