Typologies

The typology of property "T (n)" refers to typology (T) to the number (n) of bedrooms. For example a house with typology of property T4 has four bedrooms. The prefix “V” is generally applied to houses, for example V3, while the prefix “T” is used to designate apartments.

 

Constitution of dwellings

Regarding the constitution of dwellings, all housing compartments must be individualized, however, allowing the deletion of some partition walls properly identified in the project, provided that it is safeguarded that the sanitary facilities constitute enclosable autonomous spaces. 

According to Decree-Law no. 650/75 of 1975, the compartments (divisions) and type of property should not be less than:

The abovementioned number of compartments does not include: vestibules, toilets, pantries or other similar function compartments. Property typology is defined by the number of bedrooms.     

In dwellings with type of property T0, T1 and T2 the minimum area for sanitary facilities is 3.5 square meters. In addition, in properties T0 and T1, the spaces for living room, kitchen, laundry and dining can constitute a single compartment provided that the following characteristics are met:    

  • The total predicted area shall be greater than or equal to the sum of the predicted partial areas for each of the spaces;  
  • The kitchen space must have a minimum area of ​​4.50 square meters, allowing its closure.

In dwellings with property type T3 and T4 the area for sanitary facilities is 4.5 square meters, subdivided into two spaces with independent access. In the subdivided toilets there will be as minimum equipment a bathtub and a sink in one of the spaces; a toilet, a bidet and a sink in the other space.   

In homes with typology of property T5 or with more than six compartments, the minimum area for sanitary facilities is 6 square meters, split into two spaces with independent access. In the deployed facilities there will be as minimum equipment a bathtub, a toilet, a bidet and a sink in one of the spaces; and a shower, a toilet and a sink in the other.  

Typologies larger than T6 should ensure that the rooms must have a minimum area of ​​9.00 m2.  

Real estate developed on more than one floor should, from the entrance, allow access without stairs, to a bedroom, a kitchen and a complete toilet. Only single exposure dwellings of T1 or less, or larger, may be allowed on two or more floors, provided that such exposure ensures sufficient isolation of the habitable compartments.

 

Other Property Features

According to the Ministry of Housing and Public Works, November 19, 1979, are these other characteristics of real estate:  

  1. Title of the fraction: In horizontal property, the autonomous fractions for housing should be indicated in each line, simultaneously referring to the floor and the side or letter (egg 1st, left, 4th, front, 2nd, right, 3, A, 3, B, 3, C, etc.).
  2. Typology: The typology (T (n); n = number of bedrooms) of each dwelling should be indicated (egg four-room house - three bedrooms and living room - should indicate T3)
  3. Gross area: Is the total area of ​​the property, measured by the outer perimeter of the outer walls and axes of the walls separating the real estate, and includes private balconies, accessory places and the corresponding share in the common circulations of the building. Must be indicated in square meters.
  4. Living area: It is the sum of the areas of the housing compartments, except for vestibules, interior circulations, toilets, pantries and other similar function compartments, and is measured by the interior perimeter of the walls that limit the property, discounting walls. Interiors, partitions and conduits. Must be indicated in square meters.  
  5. Useful area: It is the sum of the areas of all housing compartments, including vestibules, interior circulations, toilets, and utility rooms; other similar function compartments and wall cupboards, and is measured by the interior perimeter of the walls that limit the housing, discounting interior walls, partitions and conduits. Must be given in square meters. 
  6. Area of ​​balconies and balconies: Area of ​​surfaces not enclosed in direct communication with the property, at its disposal, and provided they are covered. Uncovered balconies and balconies should be included in “Terraces”. Must be indicated in square meters.
  7. Terraces: Area of ​​uncovered paved surfaces available to the property. Must be indicated in square meters.
  8. Detached collections of housing: Indicate for each case the respective useful area in square meters.
  9. Private garage: Indicate for each case the respective useful area in square meters.
  10. Share of the collective garage: Indicate in square meters the share of the useful area of ​​the collective garage corresponding to the property.
  11. Unpaved uncovered spaces: Area of ​​unpaved uncovered surfaces available to the property. Display in square meters.
