A dwelling is the place (house, property, villa, flat...) where the human being dwells/lives. The purpose of a home is to provide shelter from changes in the environment (rain, wind, heat, cold...), safety and to be a place of rest.
A dwelling usually consists of its outer structure consisting of walls, roof, windows and at least one entrance. Inside, it has its own rooms, each one with its own function such as:
The concept of single-family house consists of a house or property where only one household resides.
A detached house allows for high privacy and autonomy, it is a dwelling with four fronts.
Regarding the cost per square meter, isolated housing is always more expensive since the façade area is more expensive than other types of houses.
A semi-detached house results from the association of two houses next to each other. They are identical houses, giving the idea of larger areas. The semi-detached house allows savings in construction costs since a considerable part of the façade area is reduced and they only have three fronts.
In townhouses, these are together, allowing only two fronts, with reduced façade costs. This is where maximum construction efficiency and low cost in the group of single-family dwellings are shown. It is economic at the level of investment of the municipality because with less investment it is possible to host a larger number of families.
The concept of multi-family housing consists of a house or property that shelters several families. This provides less privacy for each family. It is a building that contains parts common to all the owners and fractions that belong to each tenant.
A closed condominium is a set of buildings or just a building on the inside of a private plot with restricted access to the owners. It usually has some features inside for the owners like swimming pool, gym, party room, among others.
The horizontal property regime allows several owners to have common spaces and private fractions for each of the tenants, which happens in an apartment building. With this regime it is possible to create a multi-family housing.
The Government intends to take measures and invest around 1000 million euros to promote more public housing supply for the year 2020. In addition to these measures, there is an increase in the budget of the Institute for Housing and Urban Rehabilitation (IHRU). There are also some changes in relation to the 1st Right - Support Programme for Access to Housing, the National Rehabilitation Fund for Buildings (FNRE) (both programmes aimed at families in need and without housing alternatives) and the Porta 65 Jovem (Youth Gate 65).
At the same time, the intention is to balance the rental market that has reached record figures in recent years with the dynamism of the real estate sector, having been greatly influenced by local accommodation and tourism.
This investment comes in response to situations of families in precarious housing situations that need an urgent and temporary solution, also creating a National Exchange for Urgent Accommodation, together with the Social Security bodies. However, it is not only the needy families that need these measures. More and more people are finding it difficult to have housing adapted to their needs and with values that are bearable based on their income. Hence the importance of developing measures for affordable housing, aimed at families with intermediate incomes through programs at the municipal level.
The Porta 65 Jovem Programme supports the rental of residential housing by allocating a percentage of the rent as a monthly subsidy. Young people aged 18 or over and under 35 may apply for this programme, and in the case of a couple one of the members may be up to 37 years of age.
