Renting a house in Lisbon became more expensive in 2020.
Lately, the rental sector figures have risen exponentially, but wages have not kept pace with this rise. Data from INE (National Institute of Statistics) indicate that it is more expensive and difficult to find a house to rent in Lisbon than in big cities like Berlin and Barcelona, in Germany and Spain respectively. Locations that were already recognized for their difficulty in finding a home.
In Portugal, the rental market follows the European trend and, therefore, has enormous growth potential. International investors and buyers begin to look at Portugal as a new market full of business opportunities.
The rise in the value of housing rental in recent years has been very high, especially in large cities. In addition to the rental sector, the purchase and sale sector also saw an increase in property values, which affected the lives of thousands of Portuguese.
In addition, all regions of the country showed growth in housing rents, with Lisbon recording the most significant increase of 4.1%.
To rent a T2, whether in Lisbon, Berlin or Barcelona, households can exceed the 30% effort rate. In Lisbon it can even reach 58%. The data therefore indicate that it is more difficult to rent a house in Lisbon than in the other two cities.
This analysis was carried out by the research group Morfologia e Dinâmicas do Território do Centro de Estudos de Arquitectura e Urbanismo, of the School of Architecture of the University of Porto. The study consists of a comparison of the rent and income of a couple with a minor living in a 95 square metre two bedroom apartment in the three cities of Lisbon, Barcelona and Berlin.
The 916 euros corresponding to the average rent in Lisbon, 1170 euros in Barcelona and 1491 euros in Berlin were taken into account.
These figures include electricity and water expenses. In addition, the average net income of a household of a couple and a child was taken into account: 1563 euros in Portugal, 2614 euros in Spain and 3727 euros in Germany.
Brazilian tenants represent almost a third of the online demand for properties to rent. Over half of them choose Lisbon as their favourite place to live. The most popular areas include Arroios, Alcântara and Benfica.
Whether rooms or flats, students and professionals of Brazilian nationality thus represent a large part of the rental bookings. In Portugal there are many foreigners looking to rent (about 141 different nationalities) and Brazilians represent 28.9% of international tenants. These usually spend about 5 to 6 months living in Portugal.
Over half of the Brazilian tenants in Portugal are female (52%) and the largest percentage of the total choose Lisbon, with Arroios, Alcântara and Benfica the most desired areas. Porto is chosen by 40% of the Brazilian tenants, being the parishes of Paranhos, Cedofeita and Bonfim the most selected. Most rent a room and others the whole house, spending around 513 euros in rent.
The reasons for Portugal to be elected by the Brazilians are mainly to study and then to work. Few indicate other reasons.
The Spanish are in second place, with 9%. The top ten are all individuals belonging to the European Union, with the exception of the Chinese who are in eighth place.
